The Legal Requirement

UK landlords are legally required to have a Gas Safety Check carried out every 12 months on every gas appliance, flue and piece of pipework they’re responsible for, by a Gas Safe registered engineer. The record has to reach a new tenant before they move in, and an existing tenant within 28 days of the check — and it needs to be kept for at least 2 years. Checks can be done up to 2 months before the current certificate expires without losing the annual date.

As the landlord, you'll need to arrange the appointment directly with your tenant — we're not able to coordinate that on your behalf. Once access is arranged, we'll carry out the check and get your certificate to you.

A same-day certificate isn't something we can offer — this is a booked-ahead service, so it's worth getting in touch before your current certificate is due to expire.
